Availability & Leasing
Promenade Commons offers studio, one-, two-, and three-bedroom luxury apartments in Rogers, AR. Each floor plan features modern finishes such as espresso shaker cabinetry, stainless-steel GE appliances, and open layouts designed for comfort and convenience. You can schedule an in-person or virtual tour by visiting the Schedule a Tour page or calling our leasing team directly. We’re happy to guide you through available homes and amenities.
After selecting your preferred apartment, complete our online application, pay the $50 application fee per person, along with the $200 holding fee, and submit the required documentation. All applicants are screened for credit, income, rental history, and background checks. If an applicant does not meet eligibility criteria, the holding fee will be refunded.
Most applications are processed within 1–3 business days once all documentation has been received.
We offer flexible lease terms ranging from 6 to 18 months. Availability may vary, so please contact our team for current lease options.
Yes. You may join our waitlist by submitting an application and a reservation deposit. Once your desired floor plan opens up, our team will reach out to you.
Pricing & Fees
Monthly rent varies based on the selected floor plan, square footage, and availability. For the most accurate pricing, please view our Floor Plans page or contact the leasing office.
Utilities are not included in the monthly rent; however, select apartment homes include electricity as part of the rental rate. All residents are responsible for water, sewer, and any optional services such as cable or internet. Valet trash service is included through our amenity offerings. Our leasing team can walk you through which homes include electricity and what to expect for monthly utility costs.
Security deposits range from $300 to one month’s rent depending on screening results. For specifics, please contact the leasing office.
Yes. A $60 non-refundable application fee per applicant is required, along with a $200 holding fee that is applied to your security deposit once approved.
Yes, all residents must maintain renters insurance with at least $100,000 in liability coverage throughout their lease.
Pet Policies
Yes! Promenade Commons is a pet-friendly apartment community in Rogers, AR.
Up to 2 pets are allowed per apartment with a $300 one-time pet fee and $35 monthly pet rent per pet. Breed restrictions apply; please contact our team for details.
Yes. Residents enjoy two on-site dog parks with agility courses, as well as walkable community trails and nearby outdoor recreation.
Apartment Features
Every home includes stainless-steel GE appliances, including a refrigerator, oven/range, microwave, and dishwasher. Apartments also feature granite countertops, a single-basin sink, and a gooseneck faucet with pull-down sprayer.
All homes include a full-size in-home washer and dryer with select layouts featuring a dedicated laundry room with built-in shelving.
Yes. All apartment homes include central air conditioning, heating, and programmable digital thermostats.
Promenade Commons offers primarily unfurnished apartment homes; however, a limited number of furnished units are available. Please reach out to our leasing team for current availability and details on furnished options.
Yes. Homes feature espresso shaker cabinetry, white speckled granite countertops, smart home technology, and wood-style vinyl plank flooring. Select layouts include kitchen islands, built-in bookshelves, and fenced-in private yards.
Yes. All homes include smart door locks, programmable thermostats, and Alexa compatibility. Select homes also feature smart lighting packages.

Policies & Procedures
Rent payments can be made securely through the online resident portal using ACH or major credit cards.
Maintenance requests may be submitted anytime through the resident portal. Emergency maintenance is available 24/7 by calling our main office.
If you need to end your lease early, an early termination fee will apply. For details, please review your lease agreement or contact our team.
Subletting is not permitted.
Guests are welcome. For extended stays, please notify the leasing office. Refer to your lease agreement for full guest policy guidelines.
